PROJECT DESCRIPTION
Preliminary Plan – Echo Subdivision, fka Gene Sacks Property, Lot Three, 1584 Ragsdale Road

CSDG requests approval of a preliminary plan that shows 13 lots on approximately 20.4 acres of land.  The proposed subdivision will be gated having with a privately maintained street. 
 
The applicant is requesting a variance of the maximum 800+/- feet to the overall length of the cul-de-sac as defined in the Subdivision Regulations.  The maximum length is 1,000 feet. The proposed length of the cul-de-sac is 1,800 feet. 
 
The Planning Commission has the authority to vary the requirements of the Subdivision Regulation, based upon the criteria in Article 9.7.  Should the Planning Commission grant the requested variance it must consider the following: 
  1. The granting of the variance will not be detrimental to the public safety, health, or welfare, or injurious to other property or improvements in the surrounding area;
  2. The conditions upon which the request for a variance is sought, and are not applicable generally to other property;  
  3. Because of the particular physical surroundings, shape or topographic conditions of the specific property involved, or because of other extraordinary conditions specific to the property, a particular hardship to the owner would result, as distinguished from a mere inconvenience, if the strict letter of these Regulations is carried out; and 
  4. The variance will not in any manner vary the provisions of the Zoning Ordinance, comprehensive plan, or official Zoning map.
There is a karst feature within the open space between lots 3 & 4.  The geotechnical report certifies compliance with both Brentwood and Metro Nashville standards regarding the protection of the karst feature and the surrounding area.
