PROJECT DESCRIPTION
Revised Site Plan – Brentwood Family YMCA, 8207 Concord Road

Catalyst Design Group requests approval of a revised site plan that demolishes a portion of the existing building and renovates the portion of the building to remain.  Additions will be made to the demolished area and expand into the existing pool deck area.  Two new exterior pools are proposed with an expanded deck, pool bath house / concession building and a small pool equipment building.  When complete, the total square footage of all buildings on the tract will be 76,129 square feet. 
 
The previously approved master plan shows a total of 92,500 sf of building area, a reduction of 16,371 sf.
 
The existing skate park will be relocated to the south side of the facility to all additional parking to be placed in the current park location.  Parking will also be added to the south with total parking spaces increasing by 70 spaces. 
 
The proposal also includes compensate cut / fill to remove the existing building and any proposed buildings from the floodplain. 
 
Since the briefing on Thursday, staff received revised plans that adds a total of 426 sq. ft. to the overall building area from what was previously submitted. The additional area was added to the pool equipment room. The building originally included a total of 657 sq, ft.  The enlarged building included 1,083 sq. ft.
 
A meeting was conducted on-site Thursday afternoon to discuss various aspects of the proposed plan.  The driveways on Concord Road consumed most of the discussion.  Based upon that meeting changes were made to the design of both accesses. 
 
The easterly access was redesigned to provide a right-in/right-out turning movement with a channelized island to physically restrict left turns.
 
The westerly access was widened to provide for separate left and right exiting lanes and one eastbound lane entering the parking lot. The parking curb line on the east side of the driveway was also adjusted to provide additional storage length for the exiting right turn lane. 
 
The center turn lane in Concord Road will also be stripped, per TDOT standards adding diagonal lines in an effort to reduce the number of vehicles that use the lane to travel in after turning onto Concord Road.
