The Brentwood Board of Zoning Appeals met on Monday, March 20, 2023 at 5:30 pm at Brentwood City Hall.

Accessory Structure Request – Country Club Estates Subdivision, Lot 11, 507 Meadowlark Lane, Zoning R-2

Applicant: The Addison Group
The Addison Group requested approval of a 555 square foot detached structure to be constructed in the rear buildable area of the lot. The structure will be constructed of natural stone with wood accents that match the house that is currently under construction. It will have a shingle roof and be approximately 15 feet tall. The height of the house will be approximately 36 feet tall when constructed.
The department recommended that the following 4 requirements be attached to the approval of the request:
Except on parcels of three or more acres in size, no accessory building shall be designed and/or used for living or sleeping quarters. If proposed, this would require a separate BZA review and approval.
Accessory structures cannot be used for home occupation/commercial purposes.
Complete plans shall be submitted for review, approval, and issuance of a building permit.
Any changes to the building or site plans will require staff review and re-approval from the Board of Zoning Appeals prior to issuance of a building permit.
Staff recommended approval of the detached accessory structure, subject to all building codes and staff notes.

BZA2302-002 Accessory Structure Request - Carriage Hills Subdivision, Section 2, Lot 85, 1730 Coachmans Court, Zoning OSRD

Applicant: Debbie Lynn Gerfin
Debbie Gerfin requested approval of a 424 square foot detached structure to be constructed in the rear buildable area of the lot. The structure will be constructed of hardiboard siding painted to match the existing house. It will have a shingle roof and be approximately 16 feet tall.
Staff received one email communication from a neighbor in response to the required mailing notifications that was sent out. This email correspondence was added as an attachment.
The department recommended that the following 4 requirements be attached to the approval of the request:

BZA2302-003 Accessory Structure Request - Harlan Subdivision, Lot 7, 9242 Nina Court, Zoning R-2

Applicant: Rogers Build
Rogers Build requested approval of a 1,057 square foot detached structure to be constructed in the rear buildable area of the lot. The structure will have a 710 square foot attic which will make the total structure 1,782 square feet. The structure will be constructed of stone that will match the proposed house that is currently under construction. It will have a cedar shake roof and be approximately 22 feet tall. The height of the house will be approximately 30 feet tall when it is built.
The lot is 3.83 acres. Sec. 78-22 of the Brentwood Municipal Code allows accessory structures on parcels of three or more acres in size to exceed 750 square feet for the R-2 zoning district. There are no sleeping quarters proposed in the accessory structure.

Applicant: MP Tenn Construction Inc.
MP Tenn Construction Inc. requested approval of a 396 square foot detached structure to be constructed in the rear buildable area of the lot. The structure will be constructed of hardiplank siding painted to match the existing house. It will have a shingle roof and be approximately 13 feet tall.
The BZA previously approved a 360 square foot detached structure to be constructed of brick with a shingle roof.
The department recommended that the following 4 requirements be attached to the approval of the request:
