PROJECT DESCRIPTION
Revised Preliminary Plan – Tuscany Hills Subdivision, Corner of Ragsdale and Split Log Road

Ragan Smith Associates requests approval of a revised preliminary plan for the Tuscany Hills Subdivision.  
 

Changes to the plan include:
  1. Elimination of Positano Drive, in Section Seven, which has not yet been constructed and is the second connection to Split Log Road. 
  2. The amount of excess open space also increases by 0.55 acres, from the current 5.65 acres to 6.20 acres.  
  3. The previously proposed boulevard section in Tuscany Way has also been eliminated from the proposal.
Note that the plan shows an existing stub street at the end of Fontanella Drive connecting to the Dorothy Jones property on the north end of the project.  Mrs. Jones owns two tracts having areas of approximately 28 acres and 43 acres, which are largely vacant, except for one home and the cellular installation In the eastern portion of the tract. 
The plan also proposes the construction of a six-foot wide sidewalk along Split Log Road from Tuscany Way to the easterly boundary of the project, which measures approximately 780 feet. The sidewalk along the Tuscany Hills frontage will be constructed by the developer.  There is one parcel between Tuscany Hills and the school site   The City will coordinate the work with the owner of the property and construct the remaining sidewalk connection, which measures approximately 326 feet to the school property. WCS will continue the sidewalk onto the school property.
 
The sidewalk will allow students living in Tuscany Hills to walk or bike safely to/from school without crossing Split Log Road.
 
The proposal meets the requirements of the Code. 
 
Because the plan proposes changes to the area of the excess open space for the project, and eliminates the previously approved second access to Split Log Road (Positano Drive), approval of the corresponding changes to the OSRD Development Plan by the City Commissioners is required.
