At its December 5, 2016 regular meeting, the Planning Commission voted unanimously, nine for and zero against (9-0) to approve a revised preliminary plan for the Avery Subdivision. The revised plan proposes an increase in the area of the excess open space from 6.83 acres to 6.85 acres. The site calculations for the project are shown in the following table;

Additionally, the plan proposes an increase in the length of the public use multi-purpose trail, a reduction in the length of the private trail and the elimination of the previously approved "spur" and gazebo at the end of the overlook at the detention pond. The detention pond was also reconfigured as a result of more detailed engineering calculations. Two fountains are also proposed, one each in the two ornamental ponds at the entrance to the subdivision. A breakdown of the trail lengths follows:

As part of the review, the Planning Commission voted eight for and one against (8-1) to forward a recommendation of approval of the corresponding changes to the OSRD Development Plan to the Board of Commissioners.
The number of lots within the project remains unchanged at 23.
As background, the plan proposes the construction of an eight-foot wide asphalt bike path within the arterial road buffer. The bike path extends from the southern boundary to the northern boundary of the project The improvement is configured into two separate sections. The required public pedestrian access easement will affect the eight-foot wide section, which includes a length of approximately 930 linear feet. The remaining six-foot wide loop includes a length of approximately 270 linear feet and is not included as part of the public pedestrian access easement. This loop will be reserved for residents who live within the subdivision.
There are no sidewalks along Murray Lane in the area. However, funding is proposed in the FY 2017 Capital Projects Fund budget to construct a path along Murray Lane from Scales School across the front of the Waterford subdivision and to the south via the proposed bike path across the Avery Subdivision to Forest Park Drive within the Forest at Brentwood Subdivision. Construction of the bike path and the connecting sidewalk will allow children living in these subdivisions to more easily walk or bike to school.
Finally, because the plan proposes changes to the previously approved improvements within the open space and increases the amount of excess open space, approval of the revised OSRD Development Plan by the Board of Commissioners is required , per the requirements of Section 78-185(b) of the zoning ordinance.
